From www.techspacebend.com: “There is widespread agreement among the Bend technology and entrepreneurial communities that a co-working facility would be a valuable community asset. This value comes not just in the form of much needed low-budget office space for very early-stage startups, but also in the exposure these startups have to other like-minded entrepreneurs and to [...]
(Pending on 3/12/10) This home sits on a huge RM zoned corner lot between the Old Mill District and downtown Bend. The house needs quite a bit of TLC but I think the real value is in the lot. There’s plenty of room to build an additional unit or add a studio above the existing 2 [...]

I checked and double checked the numbers for January because they were significantly different than the previous few months have been. There are 916 homes for sale, 152 contingent sales, 224 pending sales, and only 124 homes sold in January. Not only were sales down, the median home price was down to $182,950. It’s important to [...]

If you’re considering a kitchen remodel, you’ll want to visit the blog of Kit Tosello, kitchen designer, and read her most recent post about kitchen trends for 2010. The National Kitchen & Bath Association reported the styles for 2010 and here’s a summary of what they expect we’ll see:
1. Traditional will continue as the most [...]

(Sale Pending on 2/8/10) This bank owned lot is in the Three Pines neighborhood in NW Bend off of Shevlin Park Rd. This is a 0.22 acre corner lot and it last sold for $240,000 in 2005. Yep, pick this one up for 1/3 of its peak value. Three Pines has a picnic area, park, ponds, waterfalls, and access [...]
December was another decent month with 1073 homes for sale, 185 contingent sales, 314 sales pending, and 190 sales. Bend mirrored the national trend in that we had slightly fewer sales than in November but more homes were pending. The median home price was $224,000.
Only 92 (8.5%) of the homes for sale are bank owned, while 86 (27%) of [...]

You’ve probably driven past this house several times as it sits on the corner of 15th and Newport Ave. in northwest Bend. [...]
Yes you read that correctly, November stats in January. I am incredibly behind. I actually compiled the stats during the first week of December but never posted them. Here goes!
November was a great month for sales. There were 1210 homes for sale, 216 contingent sales, 288 sales pending, and 203 homes sold. The median sales [...]

Some have dramatic Cascade Mountain and Deschutes River Canyon views. The neighborhood has a tennnis court, trails, Deschutes River trail access, 18 acres of open space, [...]
An inventory of 6 months is considered to be a balanced market. Anything less signifies a seller's market and anything greater indicates a buyer's market. For homes listed at $300,000 or less, which is the most active segment of the market, the inventory is currently 3 months. Bend's median home price seems to have bottomed at $195,000 in April of this year and currently sits at $220,000.
(SOLD for $350,900 on 12/29/09) This contemporary home at 1986 SW Troon Ave. in Bend has 3 bedrooms/3 baths, 2635 sq. ft. and sits on a 0.19 acre nicely treed lot with a view of the Cascade mountains and Broken Top golf course. The private backyard has a nice wooden play structure and a water feature. This home [...]
During the month of October there were 1275 homes for sale, 239 contingent sales, 352 homes pending, and 210 sales. The inventory is down and the sales are up compared to the last few months. In fact, the last time we saw this many sales in one month was towards the end of August 2006 [...]
(Pending after 3 days on the market, Sold for full price) This 2 bed/1 bath, 980 sq. ft. cottage was just listed. The address is 64 NW Portland Ave., near downtown, the river trail, Pioneer Park, and one block from the river. It has a great floor plan with a front office/dining room, large living room [...]
According to a recent article in The Bulletin, the Central Oregon housing market showed signs of improvement in the third quarter. Home sales were the highest they’ve been since 2007. The increased activity can be attributed to several factors; the $8000 first time buyer tax credit, historically low interest rates, government sponsored financing options, and [...]
Each quarter the MLS compiles year to date sales statistics that compare the current market to previous years. The 3rd quarter statistics have been released. The MLS breaks the statistics into groups including single family homes, townhomes/condos, manufactured homes, single family homes on acreage, manufactured homes on acreage, and bare land/lots. For this post, I [...]
This Italian inspired home in the exclusive, gated golf community of Pronghorn was originally listed at $2,695,000 in May 2008. It features a gourmet kitchen with Amarillo Pearl granite, off-white cabinetry, bronze fixtures, travertine tile, wine storage and an adjacent formal dining room. The great room has exposed beams, a gas fireplace with adjacent [...]
Typically I don’t use my blog to post listings unless they’re a “Best Buy” but there was a price reduction today on one of my favorite homes in Bend. As a real estate agent, I see tons of houses every day and after awhile, they usually start to blend together. In my opinion, we went [...]
For the month of September, homes that sold in the first 30 days after being listed sold on average for 104% of the list price. Yes, you read that correctly. On average, homes that sold within 30 days of being listed sold for more than the list price.
I was more than flattered when the executive producer of Think Out Loud, Sarah Rothenfluch, called me to invite me to be on the show as a guest. The topic was the $8000 tax credit for first time buyers.
There are currently 1546 active listings, 236 contingent sales, 211 homes pending, and 153 homes sold in August 2009. The median sales price is $225,000. I think it’s interesting that there are 326 homes for sale under $200,000 yet that’s not the most active segment of the market. The majority of the sales are over [...]
I showed this home to some buyers when it was listed at $1.6 million. Now it’s bank owned and listed at $639,900. This 4100 square foot home was built in 2007 and has 4 bedrooms/4 baths, a bonus/media room with full bar, separate family room/loft area, formal dining room, detached 1 bedroom guest house, and [...]
This 0.42 acre lot in Broken Top is currently listed at $125,000. All reasonable offers will be submitted to the lender for review. If we don’t sell it soon it’s going back to the bank.
This custom homesite in Broken Top is next to the #17 green and lake. Floor plans for a stunning single level home designed [...]
There are currently 4 condos on the market in the 919 Bond Building. The last time I wrote about these modern condos downtown I remember a list price of $1,500,000. They’ve had price reductions since then but most recently the prices were reduced from $1,100,000 to $825,000. One of the condos is listed at $849,000.
The floor [...]
(Sale pending as of 9/3/09) When this brand new modern home first hit the market at $219,900 I planned to write a blog post about it but it went pending after about a week on the market. It’s back on the market with a new price – $199,900. The home has 2 bedrooms/2 baths, and [...]
(Pending as of 9/2/09) This new listing caught my eye since I drive by this house regularly. It’s located at the corner of 14th and Jacksonville on the west side. This 3 bed/2 bath, 1830 sq. ft. home was built in 1919 but recently remodeled. Some of the upgrades include granite counter tops, alder cabinets, distressed hickory [...]
This Mill Quarter townhome is located in the heart of Bend between downtown and The Old Mill District, perfect for a buyer that wants hip, urban living. The exteriors were inspired by east coast brownstones and the interiors have a modern, industrial style, complete with brick, steel, and concrete. The ICF (insulated concrete form) construction offers energy efficiency and soundproofing. The [...]
Of the 184 homes that sold in July, 57 were bank owned and 40 were short sales. Distressed sales made up nearly 53% of the home sales in July. Of the 275 homes pending, 142 are short sales or foreclosures (52%). Of the 1751 homes for sale, 397 are distressed (22%). The average days on market before [...]
1495 NW Quincy Ave. recently hit the market and, sigh, I am in love. This green and modern home was built in 2007 and features 3 bedrooms/2.5 baths, 3992 sq. ft., and sits on a 0.32 acre lot in the West Hills of Bend. The main level has a great room floor plan, master suite, [...]
Valhalla Heights is close to downtown and the Newport Ave. hub, which has coffee shops, restaurants, and Newport Market grocery store. It's also very close to Shevlin Park, a mostly undeveloped park popular with hikers, joggers and mountain bikers because of the extensive trail system and Tumalo Creek, which runs through the heart of the park. The average lot size is roughly 0.25 acre (about 11,000 sq. ft.) and most homes are surrounded by mature Ponderosa Pines. Home prices in Valhalla Heights currently range from $259,000 - $525,000.
To summarize, there are 1789 homes for sale, 236 contingent, 297 pending, and 158 homes sold in June. In the MLS, when I run the stats for more than one type of property (residential, multifamily, etc) it doesn’t allow me to choose a residential subtype (townhome, manufactured, etc.) and it automatically includes properties like time [...]
These are currently the lowest priced stick built homes (not manufactured) on the market in Bend. Some of them need repairs but others are move in ready. I mentioned the FHA 203K rehab loan in a previous post and some of these homes would be perfect candidates. For qualifying buyers, this particular loan allows you to finance [...]
With homes prices down, many people that couldn’t afford to purchase a home a few years ago can now. One of the challenges my clients and I are running into is a good majority of the homes in the $100,000 – $150,000 price range need a lot of work. When you can only afford to [...]
There are currently 1829 homes for sale, 205 are contingent, 242 are pending, and 138 sold in May. Of the 138 that sold, 18 were short sales and 59 were foreclosures. The lowest sales price was $68,000 for an unfinished 3 bedroom, 2.5 bath, 1776 sq. ft. home. The highest sales price was $1,362,500 for a 4 bedroom, [...]
Short sales can be frustrating and stressful for everyone involved. Extensive delays in the short-sale process have caused many buyers to back out of transactions and have left sellers with no option but foreclosure. Recently the US Treasury announced that new components of the Making Home Affordable (MHA) program are aimed at preventing foreclosures and streamlining [...]
I'm seeing two distinct real estate markets in Bend. One is the foreclosure market, the other is everything else. You can find great deals but you have to be ready to act quickly. I can't tell you how many times we've run into multiple offers.
If your home is currently for sale and you have it listed with a real estate agent, do yourself a favor and either pull up your listing on the public MLS site [centraloregonrealtors.com] Realtor.com, etc. or ask your agent to email you the client detail for your home. It’s really important that you know how your agent is [...]
Better late than never eh? There are currently 1834 homes on the market, 129 are contingent, 203 homes are pending, and 110 homes sold in March. The majority of home sales were in the $150,000 – $300,000 range. One big change was that 11 homes sold over $500,000 compared to only 4 in February. Of [...]
The Making Home Affordable plan is part of President Obama’s strategy to get the economy and housing market back on track. It is estimated that this plan could help up to 9 million homeowners avoid foreclosure. On March 4, 2009 the Treasury Department released detailed guidelines of the plan. I am summarizing what I think are [...]
There are currently 1832 homes on the market in Bend. In February 76 homes sold, 171 are pending, and 94 are contingent. Of the 1832 homes for sale, 372 are short sales or foreclosures assuming the listing agent coded the house correctly in the MLS. Since I know that at least one of the sales in February was bank owned and it was not coded that way, I'm sure there are more than 372 distressed properties on the market.
Shevlin Reserve, which features 12 sleek and sophisticated modern, single-level townhomes in NW Bend, now has 4 bank-owned townhomes available ranging from $350,000 to $595,000. That’s great news for buyers but bad news for owners that paid nearly $900,000. Modern design typically strives to integrate the indoor and outdoor environments and Shevlin Reserve does just that. The single level [...]
Yesterday President Obama signed the American Recovery and Reinvestment Act into law. After a quick scan of the Executive Summary and Q&A, I think it looks great and it could be a very positive thing for the housing market and economy in general. Some of the highlights include:
You must have heard by now that the house and senate passed a modified version of the stimulus bill that includes a tax credit for first time home buyers. The final version of the bill that passed includes the following:
1. A tax credit of 10% of the purchase price up to $8000.
2. Only first time [...]
Newport Landing has undergone a makeover. While I loved the vision that Diamond Built Homes had and that GGL Architecture designed, it became evident that there isn’t enough demand for 42 modern homes. Diamond Built Homes sent Sean Cochran back to the drawing board if you will and he gave Newport Landing a fresh new look. Buyers can now [...]
Located in the heart of Bend between downtown and The Old Mill District. This bank owned Mill Quarter townhome is listed at $479,900. With a mix of contemporary and industrial styling, this home features granite counters, cork flooring, central vac, and Viking appliances. The townhome is a 3 bedroom, 3 bath with 2400 square feet. Square [...]
78 homes sold in January (compared to 77 in December), 126 are pending, 65 are contingent, and 1830 are currently for sale. Surprisingly there are more homes on the market than there were in December.
None of the three homes that are pending in the higher price range are newly pending. In the $950,000 – $999,999 range, the [...]
Today was a day for statistics, a class I didn’t particularly enjoy in college. Real estate statistics are a breath of fresh air compared to epidemiological statistics. How is the Bend real estate market? Well, that depends on whether you are a buyer or a seller.
If you’re a buyer, our inventory is still high and [...]
Short Sale - Newly remodeled Craftsman on Bend’s west side features hardwood, slate and tile floors. This home is a single level with a loft, vaulted living room, updated kitchen with Mexican tile, and has a fully fenced backyard. Home most recently sold in 2006 for $355,000! This home is a 3 bedroom/2 bath, 1766 [...]
Pronghorn was recently recognized as America’s finest golf community by Travel + Leisure Golf in the annual “America’s Top 100 Golf Communities” issue. Sunriver Resort was also included in the list of America’s Top 100 Golf Communities. Sunriver and Pronghorn were the only 2 courses in Oregon to make the list.
Editors at Travel + Leisure Golf [...]
If someone calls me directly about the house and they are not working with an agent, if they like the home enough to make an offer, I also become the buyer's agent. It's called dual agency. The seller is still going to pay the 6% commission but instead of splitting it between 2 agents, they pay me the entire 6%. So the seller is not saving any money, therefore there is no savings to pass on to you.
I had coffee with the builder of Centennial Glen the other day and learned that they have reduced the prices substantially on their remaining homesites. Centennial Glen is a 59 lot subdivision off of Reed Market in southeast Bend that offers a convenient close-in location with easy access to the Old Mill District, the Bend Parkway and [...]
There were slightly more pending sales and sales in December compared to November. The majority of home sales continue to fall in the $200,000 - $300,000 range. Not a single home sold over $600,000. View the complete statistics here: December 2008 Home Sales
OK, I admit, this is completely petty but in light of the current real estate market, it IS relevant. And a little entertaining. I just came across a list of famous people (via a CNN link) either at risk of foreclosure or who have already been foreclosed upon. Most of their situations differ wildly from the average [...]
I’m hoping this post will change the way you think about manufactured homes. For most of us, if we’re honest with ourselves, the term conjures up images of trailer parks or low income neighborhoods. Since manufactured homes cost much less to build than stick-built or framed houses, that’s largely true. Manufactured homes serve a great [...]
The benchmark 30-year fixed-rate mortgage fell to a national average 5.17% this week, the lowest level since Freddie Mac began its weekly rate survey in 1971. Mortgage rates are incredibly low right now but will they stay that way? Well, it depends on who you ask. According to Bankrate analysts, more than 2/3 of analysts believe [...]
November was a slow month with only 69 homes selling compared to 132 home sales last November. There are still a lot of short sales and bank owned properties getting attention but they’re not the only homes selling.
The home that sold for $150,000 was not a short sale or banked owned property. It was a 3 [...]
I recently performed a CMA for a homeowner and determined a list price in the $225,000 - $250,000 range. The homeowner was surprised the value was so low because her most recent tax statement provided a “real market value” (RMV) of $290,000. She was under the impression that the RMV that the county assigns is fairly [...]
October 2008 statistics have been compiled. The first thing I noticed is the number of homes on the market is 2031, down from last month by nearly 200 and down about 430 from July 2008. Of these active listings, about 200 are short sales or bank owned properties and 41 of them are listed at $200,000 or below. [...]
Yes I’ve been a total slacker when it comes to posting the real estate statistics and I apologize. Because of that you get a double whammy - August and September stats all in one post. For me, business picked up a lot in August and September so I was not surprised to see that home [...]
The Luxury Property Network is hosting its second Luxury Homes on Tour event in Bend this Saturday, 9/27/08, from 12-6pm. Seventeen properties will be available for viewing. You’ll also have the opportunity to register at each house for your chance to win a Sterling Silver Swirl Pendant necklace from Saxon’s Fine Jewelers or a gift certificate [...]
As a seller, there are several different contingencies buyers might throw at you but one of the most common is an offer contingent upon the sale of their home.
If you as a seller receive a contingent offer, at the bare minimum, the buyer’s house should be listed in the MLS. You should ask your agent to put together a [...]
While the majority of us can’t seem to ignore the constant media attention devoted to the down real estate market, some home sellers have managed to miss the reports. They still believe that while the value of just about every home on the market has gone down, somehow their’s has not. Some even think their value [...]
I visited the Newport Landing model yesterday for the second time and continue to be impressed. Newport Landing is a new modern home development near the roundabout at Newport Ave. and College Way in Bend. The homes were designed by GGL Architecture of Bend and built by Diamond Built Homes of Redmond. They currently have 4 floor [...]
…that is the question. We have a predicament of sorts with new home construction. With the slow market, many builders are electing to do presales. This is when you purchase the home before it’s built. We all learned a valuable lesson in overbuilding when the market changed. Builders don’t want to build a bunch of homes and [...]
I compiled the July 2008 real estate statistics and again, not much has changed. What really stands out is the fact that there were zero homes contingent, pending or sold in the $850,000 - $1,000,000 price range but 114 homes for sale. We’re still seeing the most activity in the $200,000 - $250,000 range and really, even [...]
I survived the two consecutive weekends of the COBA Tour of Homes and am finally caught up contacting my leads. Going into the Tour, we thought we were priced well but were discouraged that we didn’t sell any homes so we had a meeting and decided to reduce prices substantially. Brand new homes at Mirada [...]
The Bend, Oregon real estate market was just featured (in a positive light) in USA Today. The article stated “it’s a great time to buy a home in Bend, Oregon.” I think this type of nationally published article is very important for the Bend real estate market for several reasons. Many Bend locals are unable to take advantage of this great buyers’ [...]
The tour home at Mirada was awarded “Best Value” in its category for 2008 COBA Tour of Homes. I was one of the hosts in the model last weekend and I’m so happy about the feedback we got from attendees. It’s wonderful to hear people say things like “We’ve been to every home in this price range on the tour [...]
Big news for Central Oregon! I heard on KTVZ last night that the King of Jordan and his family are embarking from Bend on a motorcycle trip around the Northwest. Apparently Abdullah Hussein’s bike arrived at Cascade Harley-Davidson on Monday. He and his family stayed at the Seventh Mountain Resort on Century Drive west of Bend [...]
This weekend is one of my favorite Bend events: The Summer Festival. I don’t usually go downtown for the various events because in my opinion, they all start to seem the same. As I walk along the sidewalk, trying not to get my toes run over by strollers and finding a way to get around [...]
It seems that everyone is looking for a deal in the current real estate market. Often times, even a good deal is not enough, it has to be an incredible deal. As I check out new listings and price reductions in the MLS each day, I often run across properties and think to myself, “Wow, that [...]
Man I feel like I’m on the ball! It’s July 1st and I already compiled the stats for June. I decided to take a new approach. I included a column specifically for the “Contingent” status. Normally I group these in with the active listings because so many contingent offers don’t close and because we can [...]
Walkability has always been an important criteria for many home buyers. Many people like being able to walk downtown (and stumble home), to the movies, the concerts at Les Schwab Amphitheatre, and coffee shops and restaurants. In Bend, that generally means you have to be close to downtown or the Old Mill District. Many of [...]
I have to admit I was disappointed to see that there was virtually no change in the number of home sales from April to May. And since I’m busy and not feeling very witty, I’ll leave it at that.

My office is listing a new subdivision in NE Bend called Mirada. The neighborhood will be located at Butler Market Rd. and Eagle Rd. and will have 256 homes priced from $169,900 - $234,900. There will be a small homeowners association fee for upkeep of the grass medians and entrance signs. There are a few builders offering new homes in this price range and [...]
I have a confession to make. I love Modern architecture. For some reason, modern is not very popular in Bend. That’s not to say you can’t find it in Bend, but most of the modern homes in Bend are currently For Sale. They were either built as spec homes that aren’t selling or were custom [...]
I attended an event at the 919 Bond Building last night. Man that place is swanky. I instantly felt hipper the second I walked through the doors. The 919 Bond building located downtown was developed by Taylor Pickhardt Development LLC and features 4 modern condominiums, a street level restaurant, The Loft of Bend private wine club, full [...]

When I compile my real estate statistics, I include single family homes, townhomes, condos, multifamily homes, and farms. Some people only include single family homes, townhomes and condos. I prefer to look at the big picture and track all of the real estate activity. If you’re interested strictly in homes, townhomes, and condos, those numbers are [...]
In this buyers’ market, sellers and their agents must find creative ways to get properties sold. Price is often not enough so sellers have tried including boats, cars, vacations, and furniture to sweeten the deal. There’s a new show on TLC called “Date My House” that claims to try a different approach to capturing buyer [...]
I have to brag a little if I may. It’s no secret that the real estate market is slow. Many people that absolutely have to sell can’t and others that would like to don’t dare listing because they’re convinced they can’t sell. They won’t even try. At Rocky Point, we have sold 2 of [...]
Performing routine maintenance and repairs can save you money in the long run. Some of these tasks require physical labor and mechanical knowledge so if you’re not comfortable performing these tasks yourself, don’t be afraid to hire someone or ask for help.
· During Central Oregon winters our roofs are hidden by snow. Spring is a [...]
There really wasn’t a whole lot of change from February to March. Sold properties are up a bit from January but not substantially. Most of the activity is in the $200-$300,000 price range, which partially explains why the median home price is currently about $290,000. You can view the March Statistics here: March 2008 Real Estate Statistics

Yes, I realize it’s April! I sent out the statistics to my email group but forgot to post them on my blog so here they are now. February 2008 Real Estate Statistics Pending home sales were up in February compared to January, so we should see a higher number of sold properties in March as the [...]
It obviously depends on your definition of affordable, but it is again possible to purchase a new single family home for under $200,000 in Bend. I’m not referring to short sales or foreclosures either. Several subdivisions are under way in both NE and SE Bend and the lowest priced home I’ve seen is in the [...]
A recent Time Magazine article concluded that by waiting one year to buy because you want to wait to see what the market does may not save you as much money as you might think. In fact, it might not save you anything at all. Consider a home priced today at $218,900. If you put [...]
Did you know that it costs you nothing to have an agent help you purchase your next home? The seller pays both sides of the commission when they sell their home. And it’s important to have someone on YOUR side. When you’re driving around looking at properties, the names of the agents on the For [...]
